Our methodology

The Select My Builder
Standard

Our methodology, in two parts: Builder Vetting, the due diligence a builder must clear to join our panel, and the Suitability Framework, which identifies which of those builders are right for your project.

Why it exists

A builder recommendation is only as good as the work behind it.

Anyone can name three builders. The question is what that recommendation is actually based on.

The Select My Builder Standard exists so that every builder we put in front of a client has been through the same due diligence, assessed by the same standard — and so that a builder who slips can be identified and removed from the panel before a client is exposed to them.

It runs in two parts. Builder Vetting is the bar for admission: a documented checklist, grouped into pillars, covering the areas that determine whether a build finishes on budget, on program and to the specification that was sold. Assessments are recorded, dated and reviewed on a rolling basis — a builder's place on the panel is a current position, not a permanent one.

The Suitability Framework is the second part, and it runs per project. Clearing the vetting makes a builder good; it does not make them right for your block, your budget band or your design intent. The Suitability Framework is how we identify which of our panel builders actually fit what you're building.

Where the value actually sits

Not in knowing who the builders are — every one of them is publicly licensed and findable. It sits in the tender, the like-for-like normalisation and the contract check: the work that turns three non-comparable quotes into a decision you can defend.

Part one — Builder Vetting

What a builder must clear to join the panel.

Documented due diligence, completed before any client is ever put in front of them.

PILLAR 01

Build quality

What the work looks like at frame stage, not what it looks like in a display home with $80,000 of upgrades in it.

  • Defect volume and rectification record at practical completion
  • Standard inclusions benchmarked against the market
  • Independent inspection reports where clients have commissioned them
PILLAR 02

Contract transparency

Most build budgets don't blow out during construction. They blow out in the gap between the quote and the contract.

  • Provisional sums and prime cost allowances tested for realism
  • Rise-and-fall and price-escalation clauses
  • Delay and extension-of-time clause fairness
  • Deposit, progress claim and practical completion terms
PILLAR 03

Program performance

A build that runs six months over costs you rent, holding interest and a year of your life. Program is a cost, not a convenience.

  • Actual versus contracted build times across recent projects
  • Extension-of-time claim frequency and grounds
  • Responsiveness to weather, trade and supply disruption
PILLAR 04

Client experience

A build runs for the better part of a year. How a builder communicates through it matters more than most people expect at the quoting stage.

  • Communication standards during the build
  • How clients are kept informed, and by whom
  • Past client feedback over time
PILLAR 05

Licence and regulator record

The baseline. All of it is public record, and it is the quickest way to rule a builder out before anything else is looked at.

  • Licence class, status and conditions confirmed current
  • Financial category tested against the size of your build
  • Regulator record reviewed, including rectification history
ASSESSMENT

How the vetting is applied

Each pillar is judged on its own. A builder can be sharp on price and quick to start and still fall short on build quality — strength in one area does not offset a weakness in another.

  • Vetted before entering the panel
  • Re-verified before a tender invitation
  • Reviewed on a rolling basis, and dated
  • Removal is a live outcome, not a theoretical one

Part two — the Suitability Framework

Which of them is right for your project.

A vetted builder is a good builder. That is not the same as the right builder for your block, your budget and your brief. This is the part that narrows a panel down to a shortlist.

01

Product fit

Not every builder is good at every home.

  • Single storey, double storey, split level, dual occupancy
  • Design flexibility — standard plans versus genuine customisation
  • Recent completions comparable to what you're building
02

Site capability

The block decides more about the right builder than the floor plan does.

  • Slope, fall, retaining and access
  • Soil classification and slab experience
  • Estate covenants, design guidelines and approved-builder panels
  • Overlays — character, flood, bushfire, vegetation
03

Budget band

Every builder has a range where they are sharp and a range where they are not.

  • Where the builder prices well
  • Standard inclusions against your expectations for finish
  • Whether your brief sits at the top or bottom of their range
04

Capacity and timing

An excellent builder with no capacity is the wrong builder this year.

  • Whether they have genuine capacity right now
  • How quickly they can realistically start
  • Fit with your timeframe, not just their availability
05

Working style

You will deal with these people for a year. It matters.

  • Communication and site-access approach during build
  • How they handle change and client involvement
  • Fit with how closely you want to be across the process

The output

Your shortlist.

At stage five you receive a document, not a phone call. Everything set out side by side so the comparison is yours to make.
