The Process

How it works

From the first conversation through to the contract, we manage the parts of a build that decide what you end up paying — and we work across every budget, from modest first builds to multi-million-dollar homes.

Getting started

How we kick things off.

STEP 01

Client engagement

We formalise the engagement so we can act for you with builders, and capture the key details we need to start work. It is the point at which we become your representative with builders rather than an enquiry.

  • Your brief on record, in writing
  • Authority to approach builders for you
  • A single point of contact for the engagement
STEP 02

Strategy call

A call to properly define what you are trying to achieve, so that everything downstream is measured against it rather than assumed.

  • Whether you want to hold closely to a particular design or stay flexible
  • Budget range, and expectations around inclusions and finish
  • Timeframes
  • Any other specific requirements or preferences

From there we begin narrowing down the right builders and mapping out the best way to approach them.

Stage by stage

What actually happens.

STAGE 01

Engagement and strategy call

We formalise the engagement, then run a strategy call to define what you're trying to achieve — design flexibility, budget range and expectations around inclusions and finish, timeframes, and any specific requirements.

  • Documented build brief
  • Realistic budget banding for your block and region
  • Clear view of what your money buys at this point in the market
STAGE 02 · IF REQUIRED

Land sourcing

If you don't have land, we find it. We look at on-market, off-market and pre-release stock across the region and filter on the things that actually drive build cost. You buy the lot through the agent marketing it.

  • Soil classification and likely site-cost exposure
  • Fall, retaining and access constraints
  • Estate covenants, design guidelines and approved builder panels
  • Orientation, easements and setbacks against your floor plan
STAGE 03

Builder research

We run your brief against our assessed panel and identify the builders genuinely suited to your budget, block and design intent — then re-verify their current position before tendering.

  • Vetted under the Select My Builder Standard
  • Current licence, capacity and pipeline load re-checked
  • Product fit — not every builder is good at every home
STAGE 04

Tender

Shortlisted builders tender on the same scope. We then normalise the responses so you are comparing the same house at the same specification.

  • Provisional sums and prime cost items tested for realism
  • Site costs, slab and soil allowances compared
  • Inclusions gaps identified and priced
STAGE 05

Your shortlist

You receive a ranked shortlist of builders, each with a written summary, pricing, inclusions, program and trade-offs set out side by side. You choose. We explain, we don't decide.

  • Like-for-like cost comparison
  • A written summary of each builder
  • Documented reasoning for the ranking
STAGE 06

Contract sign-off

We coordinate with the builder — and the land seller where relevant — so that what ends up in the contract matches what was tendered. Then you sign, knowing what you've signed.

  • Contract cross-checked against the tender
  • Allowances, dates and inclusions verified
  • Variation, delay and rise-and-fall clauses explained

Stage 04, in one picture

What normalising a tender actually does.

Responses arrive with different inclusions, different site cost assumptions and different things left out entirely. Put them on the same scope and the order often changes.

Switch between the two — watch the order change.

  1. Builder A
  2. Builder B
  3. Builder C
  4. Builder D

Price is one input, not the whole decision. A builder only reaches a tender after clearing the vetting — how long they have been building, what they build and how much of it, their record on defects, rectification and disputes, and their current capacity. The cheapest like-for-like number is not automatically the recommendation.

Illustrative. Bars are relative, not dollar amounts — the figures shown are the adjustments, which is the part that differs between builders.

Common questions

Questions we get asked.

We'll call you within one business day to talk through your build. Nothing is committed at that point — the call is to understand what you're building and work out whether we're the right fit.

Bring them. We'll normalise them to a like-for-like basis alongside our tender responses so you can see what the differences actually are. In most cases the headline prices are not comparable as issued.

No. The shortlist is a recommendation with the reasoning attached. The decision is yours and always has been.

Our fee is paid by the builder you choose.

It depends on the build, the site and how quickly decisions can be made — and on whether we're also sourcing land. We'll give you a timeline for your specific engagement at the strategy call.

We service South-East Queensland — Brisbane, Moreton Bay, Ipswich, Logan, Redlands, the Gold Coast, the Sunshine Coast and the Scenic Rim. Our assessment depends on local knowledge of builders and estates, so that is where our panel is concentrated. If you're building elsewhere, get in touch and we'll let you know whether we can help.
